A motivated seller list finds the owner before the listing.

The best deals never hit the MLS. A motivated seller list flags properties whose owners have a reason to sell — distress, life events, vacancy, tax delinquency — so you market to them directly, with one buyer and no bidding war. shinnslist builds these lists from fresh public-record intel, scored per parcel.

What is a motivated seller list?

A motivated seller list isn't a list of houses for sale. It's a list of owners who are likely to sell, and the public records that say why: missed property taxes, a pre-foreclosure filing, a divorce or probate case, code violations, a vacant house, or a tax bill going to a different address than the property. These signals mean the owner may be open to a fast, as-is, off-market offer.

Investors work these lists to reach owners before a home is listed. On the MLS, every investor in town sees the same house and bids on it. Off-market, you're talking with one owner who may want out, which is where investors look for the spread.

The old way vs. the shinnslist way

Traditional seller lists are stale. They're compiled from old sold records, recycled across dozens of investors, and scrubbed for freshness never. You mail 1,000 owners and 300 letters bounce. Here's what changes when the list is built from live parcel intel:

stale list — 12-month-old records, recycled to every buyer
mailer bounce rate on stale lists — 20–30% wasted spend
shinnslist lists — freshness-stamped signals, per parcel
every signal scored — distress × life event × equity
off-market only — zero MLS competition

The records tell you who may sell and why. What the home is worth, and what to offer, is still yours to check. We will show a buyer-price floor, the price we say investors pay at least for homes like it, once that floor passes its grade on How we grade.

How shinnslist builds the list

distress signals

Tax delinquency, pre-foreclosure filings, code violations, and vacancy indicators — the public-record footprint of an owner under pressure.

life-event signals

Divorce filings, probate cases, and mailing-address mismatches that suggest the property is a burden the owner wants to hand off.

freshness scoring

Every parcel gets a freshness timestamp and a motivation score. You work the newest, hottest signals first — not a list someone built last year.

This page is educational, not financial or legal advice. A motivated seller list flags parcels showing public-record signs of seller motivation; it does not guarantee any owner will sell, or at what price. Always verify ownership, lien status, and property condition independently before making an offer. shinnslist is an intel tool, not a broker — we never take a cut of the deal.
